Olde Naples Luxury Redevelopment - Client Referral Opportunity

Quick note — I’m helping a client in Olde Naples redevelop then sell an already-acquired lake-view property into a ~5,000 SF luxury home just a few blocks from the beach. 

They’re looking to replace an existing loan in December (about $2.7M) before lining up a construction facility early next year, and it could fit either an equity or debt investor depending on preference.

The project pencils to roughly 20% net IRR / 1.4x multiple over 28 months on a base case / conservative underwriting.
